Choosing the right contractor or house builder for your dream house

Building a dream house is indeed everyone’s dream!  Who wouldn’t? Let’s admit that it’s one of our basic needs, the need for a home.  But that need isn’t no longer just a need, in fact it’s a reverie. 

Just imagine you already have this 4-cornered, high ceiling structure with intricate and classy refined finish interiors, spacious and well-lighted rooms, palette of colors that are very pleasing to your eyes all around you and everything in place where you could just savour the fruits of years of hardwork within that place you call your own. Definitely, it’s a dream home! 

Everyone, however, has its own picture of a dream home. It may vary among generations and ages but a single fact holds true among all else. Building a dream home is no joke, you may hit the jackpot or you are doomed at losses! Hey, I’m not threatening you whatsoever but building a home is one of the biggest and most important investment we can have in our entire lives. 

Yes, you’ve read it right! It’s an investment. And so, it follows that because it’s an investment it is just rightful that we set higher standards on the manner how it would be built, on as to who, what it looks like and even up to the simplest and minute details of our dream house.

Now let’s talk about the manner on how our dream houses be built and who should we entrust for building our dream houses. I know for a fact that not everyone has the luxury of knowing all construction concepts and jargon. However, you have two options, either you build it you yourself (I’m not telling you to become a part-time construction worker) or you hire specialists and experts in the field of engineering and architecture to help you build your dream house.

Now, considering that you choose to build it yourself, you hire carpenters, you become the purchasing officer of all construction materials, you process all necessary construction permits and licenses, you supervise and instruct the ins and outs of everyday construction operations, and you become your own engineer and architect. Whew! What a job!  Plus the fact that we don’t have the expertise in the craft might put the quality of our dream house at risk.

Why do all these exhausting job when there’s a group with qualified expertise in the field who can finish your dream home excellently, the soonest possible time and with promised quality? Now let me give you some tips in choosing the right builder for your dream home.

1. Make sure the contractor or house builder is licensed, bonded and insured

Having a license and insurance demonstrates a contractor's credibility and knowledge. The license shows that contractors have taken an exam and proved they know building codes and processes. A license minimizes the risk to homeowners of getting ripped off. To be sure, get the contractor's license number.

If a contractor doesn't have insurance and a worker gets hurt on your project, you could be liable. The same goes with accidents that damage your next-door neighbor's home. If you have scaffolding that fell and damaged the property next door, you want the contractor's liability to cover the cost of that damage. Get proof of insurance.

2. Pick a contractor or house builder who specializes in your project type

It's important to research contractors to know if they have experience in a type of project. Today, so many projects are regulated and code-specific that you want someone who knows the details of what's required.

Pros often research the kinds of projects they undertake, so they're experts in their fields. This enables them to address potential problems and perform the work correctly.

3. Have a detailed contract in place before any work begins

The contract should cover costs, brands of items being installed, approximate start and finish dates and the complete set of drawings being used with written specifications. There's never too much detail in a contract.

A contract is really an expectation setting, right down to what color the hinges are. It's all about expectations. If we agree on everything upfront, then there are no surprises.

4. Find out who's performing the work

Will the person you're hiring do the work himself, or will it be subcontracted to someone else? It's nice to know who will be showing up on your doorstep, and large jobs such as additions and major kitchen remodels often involve multiple subcontractors, such as electricians and plumbers. General contractors often subcontract specialty jobs, such as roofing or vinyl siding, to other pros.

Having subcontractors is sometimes a good thing. They have a more thorough knowledge of their part of the job. It all goes back to hiring a contractor you can trust, because he's never going to put a bad subcontractor on your job.

5. Give the contractor or home builder guidelines for working in or around your home

If you don't want the workers showing up before a certain time, staying past a certain hour or using your bathroom, or if you need to have the project finished by a specific date, tell the contractor before you hire him. The contractor may not want or be able to accept the job based on your parameters.

6. Look at work samples

This lets you see a contractor's handiwork and may spark ideas for your project. Samples are more important than references. They allow you to see the quality of our work. You can see the designs the builder came up with and how creative they are.
Looking at a contractor's past projects also lets you see the variety of work the company has performed, such as contemporary, Craftsman or historic designs.

7. Think locally

Area contractors who have been in business for a long time are usually reliable and safe bets for projects. If they didn't do good work in your community, they wouldn't still be around.

  9. Why do I not see your company listed in the PCAB list of licensed contractors? You talk about licensing being important yet it appears that you are not licensed as required by RA 4566.
